Progress needs capital.

ProgressReal raises equity and debt for real estate companies across Europe, and works alongside management so the next project is easier to fund than the last one.

A typical development stack. The bank covers the base and the sponsor covers the top. The layers in between are where projects stall, and where we work.

Three things, done properly

ProgressReal is not a broker with a list. Every mandate is prepared, structured and run to a close, which is why we take on few of them at a time.

Capital raising

Equity, preferred equity, mezzanine and senior debt for development projects, acquisitions and refinancing. We prepare the material, go to the investors who genuinely allocate to your type of project, and run the process through to signed documents.

Family offices, private capital, credit funds and institutions, matched to the size and risk of the project rather than approached at random.

Investor readiness

Most projects are not turned down because they are bad. They are turned down because the case cannot survive an investment committee. We rebuild the model, the memorandum and the underwriting assumptions until the answer is a decision rather than a request for more information.

We give you our honest view on how your company should be presented and if improvement in organisation, website or board could sharpen the pitch.

Growth advisory

Where the next project should come from. Which markets and segments carry the risk you are actually paid for, which joint venture partners bring more than money, and what the capital structure needs to look like for the company to grow rather than simply survive the cycle.

This comes with the capital relationship rather than as a separate engagement. If we are raising for you, we have already done the work.

From first call to signed capital

Four stages. You will know after the first one whether the project is fundable in this market, and we will tell you plainly if it is not.

Stage 1

Review

Two weeks. The project, the sponsor, the numbers and the real capital requirement. Ends in a written view of what can be raised, from whom, and on what terms.

Stage 2

Structure

What the stack should look like. How much equity you keep, where subordinated capital makes sense, and which terms investors will actually accept.

Stage 3

Material

Financial model, investment memorandum, data room. Built to the standard an institutional committee expects, not a pitch deck.

Stage 4

Process

Approach, negotiate, close. We run the investor dialogue and the term sheet, and stay in the room until the capital is drawn.

Where we are useful

  • Residential development
  • Commercial repositioning
  • Logistics and light industrial
  • Portfolio acquisitions
  • Refinancing and bridge situations
  • Land with planning risk
  • Joint ventures
  • Platform and entity level capital

We work with owner-led developers who have the project and the competence but not the capital, and with established groups who want a sharper capital structure before the next cycle.

Olle Liljeström, founder

Twenty years on the investor side of the table

ProgressReal is led by Olle Liljeström. The career began in investment banking at Deutsche Morgan Grenfell in London and has since run through private equity, real estate investment and fund management, taking in pan-European mandates, a period as COO of an Eastern European property fund, and most recently the family office of EQT chairman Conni Jonsson.

Raising capital is a competitive process. Investors weigh any project against the alternatives already on their desk, and the distance between a yes and a maybe is more often preparation than fundamentals. ProgressReal has spent that career on the investor side of the decision, across several European markets and more than one cycle, and prepares a case knowing how it will be read.
